Is this a real company?
No. Vilano Home Inspections is a fictional company used to demonstrate WALKED software. Demo Inspector is not a real or licensed inspector, no inspections are offered, and nothing booked here will happen.
How long does an inspection take?
Most homes take 1 to 2 hours. Smaller homes are closer to an hour, and bigger or older homes take a little longer. Add-ons like a sewer scope add about 20 to 30 minutes.
Do I need to be there?
You don’t have to be, but you’re welcome for the last 30–45 minutes, when we walk through what we found.
When do I get the report?
Usually the same evening. The report is written for buyers: what needs a pro, what you can handle yourself, and what is just good to know.
What isn’t included?
A home inspection is a visual, non-invasive look at readily accessible systems. It isn’t a code inspection, a warranty, a wood-destroying-organism (WDO) report, mold testing, or an insurance form unless you add those separately where offered.
Do I sign an agreement first?
Yes. You’ll get a link to review and sign the pre-inspection agreement before the inspection. In Florida you also receive a copy of the inspector’s license and the written scope and exclusions before contracting. On this demo the agreement is a sample only.
How do I pay?
You get an invoice with your booking. On this fictional demo, invoices are test records — no money is owed or collected.
Can I bring my agent?
Of course. Agents can attend, but the agreement is signed by the client, not the agent. Add your agent when you book, or check “No agent / For Sale By Owner.”
