Most homes take 1 to 2 hours. Smaller homes are closer to an hour; bigger or older homes, crawlspaces and add-ons like a 4-point or wind mitigation add time. We will give you an estimate when you book.
You do not have to be, but it helps. If you can, come for the last half hour. We will walk you through the main findings in person and you can ask questions while we are standing in front of them.
Usually the same evening. The report comes to your email as a link, with photos and a plain-language note for every finding. You can share the link with anyone who needs it.
A 4-point looks only at the roof, electrical, plumbing and HVAC, usually because an insurer asked for it. A full inspection covers the whole house, inside and out. If you are buying, you almost always want the full one.
It is not required, but in Florida it can lower what you pay for the wind part of your insurance if the house has features like roof straps or impact-rated openings. Ask your insurance agent if it is worth it for your house.
Almost every report finds something. Start with the Hire a pro items, get quotes from licensed contractors, and decide what to ask for before closing. The DIY and FYI items can usually wait.
